1 · Contract for Sale (primary — subject-to) Priority document: Seller agrees to sell you the property at a set price, SUBJECT TO the existing loan staying in place (you keep it current, no assumption). Includes closing date, purchase price, how the seller is paid, due-on-sale acknowledgment, and attorney-review notice. 2 · Payment Takeover & Marketing Agreement Core subject-to agreement: you take over existing payments (no money down), get the right to market the property and find a seller-financing buyer. 3 · Option to Purchase Optional right to buy the property at a set price during the term, securing your position. 4 · Limited Power of Attorney (optional — off by default) Only needed if you want the existing lender/servicer to deal with you directly (pay on your behalf, get payoff/statement info). Not required for the subject-to sale itself — most Oklahoma subject-to sales close without one. Turn on only if the servicer won't work with you. 5 · Assignment Template Blank assignment to transfer the agreement to a future seller-financing buyer. 6 · Disclosure & Attorney-Review Notice Plain-language notice of the due-on-sale risk and instruction to have counsel review.
